Hotel Plaža in Herceg Novi to undergo renovation: opening planned for April 2028.

Hotel Plaža in Herceg Novi to undergo renovation: opening planned for April 2028.

After five years out of operation, one of Herceg Novi's most recognisable hotels has finally entered the renovation process. The new owner plans to bring Hotel Plaža back to the market as a four-star property, with additional investments estimated at €15–20 million.

The first concrete works have already begun. At the end of October, clearance work was launched in the hotel complex, removing worn-out equipment and old installations and preparing the space for a more extensive refurbishment.

The company Vile Oliva, owned by Žarko Rakčević, bought Hotel Plaža at a public auction for 20.4 million euros. The full amount was paid on 13 October, after which the conditions were created for the transfer of ownership and the start of the investment.

Four stars instead of a complete reconstruction

The investor's plan at present is not to demolish and build a new hotel, but to adapt the existing complex while preserving its architectural identity.

One of the biggest undertakings will be addressing the waterproofing and restoring the façade. It was previously announced that approximately 3,000 square metres of the glass façade would be replaced with more energy-efficient materials, as well as a complete refurbishment of the rooms and installations. The target category is four stars.

The latest deadline is now more precise. On 29 October, Rakčević told RTHN that the entire hotel should be brought into operation. by April 2028 at the latest., while it is being considered that certain parts of the complex, particularly Blocks B and C, may receive guests earlier.

Return of an important capacity for Herceg Novi

For Herceg Novi, the renovation of the beach carries more weight than a mere hotel refurbishment. The hotel has been off the market for years, despite occupying one of the most recognisable locations along the coast and once being an important part of the city's tourist offering.

For travel agencies, DMCs and tour operators, his return means additional capacity in the four-star segment, particularly appealing to leisure groups, individual itineraries and regional tours linking the Bay of Kotor with Dubrovnik and the rest of the Montenegrin coast.

However, 2028 is still a long way off. should be treated as planned deadline, and not a confirmed start date for sales. Before the hotel is included in the programmes, it will be necessary to monitor the progress of the works, the date on which reservations open, and the scope of facilities that will actually be available in the first phase.
