Odien Grupa continues expansion: Štafileo Castle becomes a luxury heritage hotel

Central European Investment Group Odien Group confirms the strategic direction towards the development of Kaštela as a luxury destination, announcing the conversion of the historic Štafileo Castle into an exclusive Hotel.

Following their recent acquisition of the former Zenica Resort complex, investors have taken a new step forward on the Dalmatian coast. With the acquisition of the Štafileo Castle, Rotondo, also known as Rotondo, in Kaštel Štafilić, the group's portfolio is expanding to include the heritage property segment. Unlike the common practice of subdividing and converting historic buildings into multiple residential units, the new owners have committed to preserving the property as a single architectural unit.

Heritage conservation for luxury tourism

Investment plans envisage the renovation of a Renaissance fortress built in 1508 into an intimate heritage hotel. The location right on the seafront ensures a high level of privacy and an authentic experience, which is crucial for attracting high-paying guests seeking experiential tourism rather than mass solutions.

The entire renovation process will take place under the watchful eye of the competent conservation department. The aim is to protect the original elements of the building and ensure high restoration standards. This is intended to pay tribute to the area's centuries-old heritage while simultaneously creating modern accommodation that meets the demands of contemporary travellers.

Strategic repositioning of Kaštel

This project is not just an isolated investment, but part of a broader plan that could preimagine the tourist image of the entire Kaštela Bay. The group is simultaneously working on the transformation of the former Zenica Resort into a modern five-star resort. With a planned capacity of around 150 rooms and year-round operation, this complex forms the basis for positioning the destination on the international map of luxury holidays.

The combination of a large resort and a small, boutique castle creates a synergy that gives the destination a new dimension. For Tour operators and travel agencies This means the possibility of creating new, high-quality packages that combine wellness, cultural tourism, and nautical offerings. The group already applies a similar approach by managing the Le Méridien Lav complex in Split, thereby confirming its long-term commitment to the region.
