The Montenegrin hotel industry continues its intensive transformation, with the latest step in that direction being the official opening of Mövenpick Hotel & Residences Teuta Kotor Bay. This project, created under the auspices of the French group Accor, does not only represent a new hotel in the Bay of Kotor, but a strategic positioning of Risan as a high-category destination that no longer wishes to rely solely on transit tourism and historical sites.

Architectural integration and accommodation capacity

Located right on the coast, the hotel boasts 151 units, comprising 85 rooms and 66 residences, including spacious penthouses. The property's design focuses on a contemporary interpretation of Mediterranean style, attempting to balance the privacy sought by guests in the apartments with the standardised premium service of the hotel. For agency sales and the TMC sector, this property offers flexibility as it equally accommodates individual guests, families, and clients seeking longer-term rentals in a luxurious environment.

Nautical infrastructure as a key differentiator

What sets Teuta apart from similar establishments in the bay is its own yacht marina, capable of accommodating vessels up to 30 metres long. In a region where berths are almost impossible to find during peak season, the ability to arrive directly by sea to the hotel's doorstep opens up a niche segment of nautical tourism. Coupled with the Mareta sandy beach, which stretches over 150 metres, the hotel positions itself as a “beach & dock” destination – a rarity in the rocky part of the Bay of Kotor – and presents a strong selling point for DMCs organising exclusive weddings or private events.

Wellness and MICE as a response to seasonality

One of the biggest challenges for Montenegrin tourism is the short season, and Mövenpick is addressing this with the Trivona Spa & Wellness centre. With 13 different facilities, including an indoor pool, hammam, and bio saunas, the establishment aims to be the leading wellness destination on the Adriatic. In parallel, the business infrastructure with two modern event rooms and the option for a full buy-out of the entire hotel, targets corporate event and incentive travel organisers seeking isolation, yet close proximity to key attractions such as Kotor and Perast.

Gastronomy and local context

The hotel's restaurant offerings, led by the Spila Terra concept, aim to integrate local produce into an international menu, while bars like Rhizon Biblioteca strive to retain the spirit of historic Risan. Its proximity to Roman mosaics and a strategic position just 25 kilometres from Tivat Airport make this hotel a logistically excellent base for exploring the bay, while branding under the Accor umbrella guarantees global standards of sustainability and loyalty, which are key to the trust of Western European source markets.
