The legal limit of 60 days will apply in 14 municipalities with the highest tourist and residential load, but local authorities can increase or decrease it. Bled, Koper and Piran have already taken their own path.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For travel agencies and DMC's, this means that from 2027 there will no longer be enough information to know that a property is legally registered. They will also need to know how many properties are allowed to be sold per year.<\/p>\n\n\n\n<h2 id=\"h-od-60-dana-do-cak-270-ovisno-o-opcini\" class=\"wp-block-heading\">From 60 days to as much as 270, depending on the municipality<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.gov.si\/novice\/2026-05-08-objavljen-sklep-o-dolocitvi-obcin-z-visokim-tveganjem-negativnih-vplivom-kratkotrajnega-najema\">Slovak government<\/a> It has included 14 municipalities among areas at high risk of negative consequences from short-term rentals. Among them are Ljubljana, Bled, Bohinj, Kranjska Gora, Piran, Koper and Izola. Unless the municipality decides otherwise, from 2027 the limit of 60 days per year per apartment will apply. However, the local authority can set that limit between 30 and 270 days.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is where the big differences begin.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In September, Bled set a maximum of 270 days in most of its area, but in certain zones for multi-apartment buildings the limit was lowered to only 30 days. For individuals who operate as room renters, the legal limit of 180 days applies. The rules will be enforced starting January 1, 2027.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On September 29, Koper also decided to allow short-term rentals of up to 270 days per year throughout the city.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Piran accepted a similar model at the beginning of October: up to 270 days for legal entities, while for natural persons the maximum remains 180 days.<\/p>\n\n\n\n<h2 id=\"h-za-agencije-problem-vise-nije-samo-dostupnost\" class=\"wp-block-heading\">For agencies, the problem is no longer just the availability<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">For an incoming agency that contracts for apartments in Slovenia, the new rules introduce an additional level of verification.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The property can be registered and available in the booking system, but local restrictions can affect how long it can actually receive guests during the year. The example of Bled is particularly interesting, where the regime differs even within the same municipality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This could impact the ways in which agencies sell and distribute short-term accommodation. Agencies that work with a larger number of private renters will have to treat the allowed number of days data almost as seriously as the category of property or availability.<\/p>\n\n\n\n<h2 id=\"h-inspekcija-vec-provjerava-kratkorocni-najam\" class=\"wp-block-heading\">The inspection is already checking short-term rentals<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In September, the Slovenian Housing Inspectorate published the results of the first targeted inspections under the new regulations. In particular, it warned that the advertisement on the platform is not proof that the property may be used for tourist rentals. The decisive factor is the property\u2019s official purpose and compliance with the requirements of the Hospitality Act.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For agencies, the message is therefore simple: from 2027, Slovenian <a href=\"https:\/\/tragento.com\/en\/eu-prepares-new-rules-for-short-term-rental-professional-property-managers-under-greater-pressure\/\" data-type=\"post\" data-id=\"12468\">private accommodation<\/a> It is necessary to check not only the property by property, but also the municipality by municipality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>","protected":false},"excerpt":{"rendered":"<p>Slovenski model regulacije kratkoro\u010dnog najma pokazuje se fleksibilnijim nego \u0161to je prvotno izgledalo.
