While Tivat is rapidly working to attract global five-star hotel brands and resolve the status of exclusive locations such as the island <a href=\"https:\/\/tragento.com\/en\/category\/destinations\/\" type=\"category\" id=\"1\">Saint Mark, Ulcinj<\/a>j marks a return to Western European markets. This is happening through structured investments in the iconic nudist resort Ada Bojana.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The common denominator of these changes is clear: the Montenegrin hotel sector is completely abandoning outdated concepts and focusing on high added value. For the regional industry, this means opening up new sales channels and demand for quality air links.<\/p>\n\n\n\n<h2 id=\"h-tivat-kao-mediteransko-srediste-luksuza-male-koncentracije\" class=\"wp-block-heading\">Tivat as a Mediterranean centre of low-concentration luxury<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The development strategy for the Tivat Riviera in the coming years hinges on attracting the most prestigious names in global hospitality to a relatively small geographical area. Long-term negotiations regarding the acquisition of the attractive island of Sveti Marko have entered their final stage. The details of the investment are being officially finalised in Paris. Furthermore, the arrival of a new foreign investor is expected to determine the fate of this neglected tourist asset. All of this will proceed under the strict supervision of the Administration for the Protection of Cultural Monuments to preserve local heritage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In parallel, groundwork is being laid in the town for new projects. The local ALK Group has already secured a partnership with the Radisson Hotels group for a brand-new hotel, \u201cTivat\u201d. This will further strengthen the competition in a destination where others have been successfully operating for years. <a href=\"https:\/\/tragento.com\/en\/category\/hospitality\/\" type=\"category\" id=\"570\">Regent Porto Montenegro and The Chedi Lu\u0161tica Bay.<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Things are also moving forward in the Blue Horizon area, where negotiations with the Four Seasons Hotels and Resorts chain are nearing completion. On the other hand, the transformation of the iconic Mimoza hotel currently depends on administrative steps, specifically amendments to urban and technical conditions. This is necessary to meet the investor's requirements for an increase in the number of storeys. This will fulfil the prerequisite for the entry of another global brand.<\/p>\n\n\n\n<h2 id=\"h-povratak-ade-bojane-kako-je-ulcinjska-rivijera-ozivjela-zaboravljenu-nisu\" class=\"wp-block-heading\">The Return of Ada Bojana: How the Ulcinj Riviera Revived a Forgotten Niche<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In the far south of the coast, HTP Ulcinjska rivijera is implementing a completely different, but commercially exceptionally interesting strategy. After three decades of investment stagnation and serious financial difficulties \u2013 including a blocked account of 600,000 euros which was resolved in cooperation with the Government \u2013 management has launched an intensive renewal cycle with a clear objective. The aim, therefore, is to reposition Ada Bojana as a four-star resort by 2030.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The focus is on the return of traditional Western European broadcasting markets seeking high-quality naturist tourism. A key business step was made at specialised trade fairs, primarily in Utrecht. As a result, four contracts were signed with key tour operators, such as the Dutch companies InterNatur and EuroNatur, and the German companies Miramar and the association Deutsche Freik\u00f6rperkultur.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The return of operators who left the destination fifteen years ago is directly linked to infrastructure improvements. Refurbishment of accommodation units to a four-star standard is underway at Ada Bojana. Catering terraces have also been reconstructed, and in collaboration with Morsko dobro, there are plans to revitalise facilities on the coast itself which have been out of use since 1995. Additionally, resort security has been upgraded by introducing digital barriers. This is one of the fundamental prerequisites for guest arrivals in the naturist segment.<\/p>\n\n\n\n<h2 id=\"h-poslovni-izazovi-avio-povezanost-kao-kljuc-uspjeha\" class=\"wp-block-heading\">Business challenges: Air connectivity as the key to success<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">All these investment interventions directly depend on the stability and expansion of Montenegro's year-round air connectivity. The return of demanding tour operators from the Benelux and German markets was only enabled after the opening of new <a href=\"https:\/\/tragento.com\/en\/turizam-2025-gdje-je-crna-gora-u-odnosu-na-eu-i-globalne-trendove\/\" type=\"post\" id=\"4492\">Airline to Podgorica and Tivat from Amsterdam and Maastricht.<\/a><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Financial indicators confirm the justification for these investments. The Ulcinj Riviera this season is recording a 151% increase in bookings, the number of overnight stays is up by 181%, while revenues have jumped by almost 401% compared to the initial stages of restructuring. For the agency and tour operator sector in the region, these shifts mean the stabilisation of the supply on the Montenegrin coast.
